In a world of increasing home prices, manufactured homes have become an affordable housing choice for many people. However, manufactured homes are not real estate. As such, these transactions are very different and can be very confusing and high risk. In 2020, the Colorado Real Estate Commission's forms committee approved manufactured home forms for use by real estate brokers. This course is a detailed analysis of these forms that goes through all the contracts line-by-line and analyzes why manufactured homes can be such dangerous transactions. Brieonna grew up in real estate with her Mom as a Broker, and has held a number of positions within the industry over the last 15 years. These roles include: team leader, managing broker, Buyer's agent, Association Executive, and productivity coach throughout IL, TN and CO. Currently, she holds a managing broker's license and has a degree in Education. Jesse Engel
Jesse grew up in the southern Denver Metro area before attending Colorado State University in Fort Collins, where he graduated with honors with a degree in finance & real estate with a minor in economics in 2007.
During his time at CSU, Jesse completed an internship with McWhinney Real Estate Services, an award-winning commercial real estate developer based in Loveland, CO. Sandy Cooper
Sandy has been a practicing real estate broker since 1986 in Durango. Before beginning her real estate career she drove a school bus for the Durango school district. A job she says taught her all the roads in the county, as you have never been so lost as having 65 kids sitting behind you that have no idea the route to school but can find their way home in a heartbeat. She spent 18 years at the local Coldwell Banker before taking on the job of managing broker at Bobbie Carll Realty. During her time there the brokerage increased from 3 satellite offices with 10 brokers to 5 satellite offices and 30 brokers. The Durango office was “mother earth”, with Mancos, Bayfield, Silverton and Ignacio completing the galaxy. After a short stint at a local title company she jumped head first into the foreclosure business which was flourishing at that time. Then being “saved” by Keller Williams Realty Southwest Associates in Durango she took on the Supervising Broker position. She now also teaches the Pre License course for American Dream Real Estate School and she holds designations including CRS, CRB, GRI, CMRE, SRES as well as the following certifications, e-PRO, CNE and EcoBroker.
She has 3 grown children that have generously given her 19 grandchildren and 1 great. She says if she had known how much fun grands were she would have avoided all that other hard stuff of raising their parents. When she is not teaching or saving new brokers from “real estate jail” you can find her with her Service Animal, Baylee Cooper (Border Collie) and they will be cooking from her authentic 1890 chuck wagon, driving her team of mules (Sunny and Breezy), camping in her remodeled trailer, sewing, knitting, painting, gardening, fishing or just watching the Colorado sunset (but rarely the sunrise).

Jason Kay
Jason spent 18yrs as a mechanical engineer in R&D product development prior to becoming a Realtor. His first job out of school was Bell Labs where he earned most of his 35 patents and his Masters in Mechanical Engineering from Columbia University. Fast forward those 18 years and he left his technical sales / engineering / project management job in 2013 to join his wife Trish Giassa in her thriving real estate business.

Realtors understand that one of the most common issues with property appraisals is the amount and type of appraisal adjustments. Sometimes, borrowers, agents, and lenders question the validity of reports, asking questions regarding the value of adjustments. Contrary to popular belief, appraisal-related adjustments are not merely the appraiser's guesses. Also, note that they are not calculated figures. Appraisers don't use them to mathematically force a preconceived or predetermined adjusted market value estimate to support a value conclusion for the relevant property.
Appraisal adjustments are important, and if an appraiser fails to support their adjustments, then the appraisal results will be subject to questions, leading to many possible adverse outcomes.

An appraisal is an opinion of value. For estate planning, financial planning, or sale price decisions, individuals or a trusted advisor usually orders an appraisal. When an appraisal is used to obtain an opinion of value of a property for loan purposes, federal regulation requires the lender or its agent to place an appraisal order. The lender or its agent contacts a state licensed or certified appraiser and identifies the property to be appraised and the intended use of the appraisal.

This course will provide real estate brokers a better understanding of the antitrust lawsuits, the effects of the NAR Settlement and most importantly how it impacts brokers in Colorado. Participants will gain an understanding of the antitrust laws and the implications of the NAR Settlement so they can better education their broker associates.
